40th Street Theatre

40th Street Theatre is a historic Omaha venue available to hire for weddings, private celebrations and a range of community and performance events. Originally built as a Vaudeville theatre, the restored building offers organisers a distinctive setting with a stage and theatre-style character, rather than a conventional function room.

The main theatre is suited to larger gatherings, while the Joyce Room can be booked for smaller occasions or used to provide extra seating. The venue also has a separate catering room for buffet service and an outdoor courtyard that can be used for ceremonies, photographs or time outside during an event. The theatre says it can host up to 195 guests, depending on the event and layout.

Weddings are a featured part of the venue's offer, alongside graduations, showers, retirement and holiday parties, memorial services, workshops, craft fairs and wine tastings. Live music, theatrical performances and magic shows are also among the event formats hosted here. This makes the space relevant both to organisers planning a private celebration and to those seeking a characterful location for a performance or gathering.

Rental arrangements include access to the main theatre, catering room and courtyard. Tables, chairs, set-up and tear-down, a door or security person, and bar staff are included in the venue's stated rental offer. Organisers may bring in a licensed outside caterer, while alcoholic drinks must be purchased through the theatre. The additional Joyce Room can be hired separately or used as an extension of the main event space. Contact the venue to discuss availability, event plans and the most suitable room arrangement.
